Cala to expand its offering at the thriving Nobel Park development

  • Reserved Matters application for over 300 new high-quality homes at Nobel Park
  • 24% to be affordable, giving more local people the opportunity to own or rent a home in Didcot
  • 28% of 1239 homes in the wider Nobel Park scheme have already sold

Cala Homes (Cotswolds) is delighted to have submitted detailed plans to South Oxfordshire District Council for future phases of the Nobel Park development in Didcot, bringing additional new homes to the area.

Combined Phases 5b, 7 & 8 of the development would bring an additional 311 new high-quality homes to Nobel Park. To date, Cala has achieved planning consent for 634 homes via phases 1, 2, 4, and 6 of the development. Cala’s latest proposals would bring a variety of choice for house hunters with brand new house types from Cala’s light and space collection, including a range 1, 2, 3 and 4-bedroom affordable homes and 1, 2, 3, 4 and 5-bedroom open market houses. The housing mix will include 24% affordable housing, consistent with the site wide planning agreement, providing more first-time buyers and long-term renters the chance to enter the property market. The mix of options means there will be suitable homes for first-time buyers, families, and downsizers.

In line with its previous applications for Nobel Park, Cala’s plans for these next phases will go above and beyond Council requirements for sustainability, with every new home equipped with electric vehicle charging points and air source heat pumps – a low carbon heating solution - to help residents reduce their carbon emissions. Measures to support wildlife will also be incorporated into the fabric of all homes, including bird nesting features, specialist hedgehog fencing, bat boxes or bat roosting tiles and native tree planting.

Charles Rafferty, Land Director at Cala Cotswolds commented:

“Our next phases of the Nobel Park development will further strengthen our presence in Didcot where to date, we have already delivered a total of 342 much needed new homes across the site. Our work in the area will bring wider benefits including a secondary school and primary school as well as a neighbourhood centre, and a sports and community centre.

“The submission of our plans for the next phases is another step towards supporting South Oxfordshire District Council with its continued target to ensure housing availability and affordability in the local area.”

From our current live phases, we have a few apartments remaining as well as a selection of 3- & 4-bedroom homes with Phase 6 due to launch in Spring 2025.
